Commercial mortgages are mortgage loans that are taken out, not to purchase a residential property, but for a building that is to be used for business or commercial purposes. In specific cases, where the business and property may be linked and sold together, a commercial mortgage loan is normally used. Examples include a pub or a restaurant.

Often with a commercial mortgage, an arrangement fee of around 1% of the mortgage will be charged with a guarantee for the commercial mortgage needing to be established. This could be the commercial property itself, or another business Asset.

The arrangement of a commercial mortgage can sometimes be used to help to fund further business activities and/or land investment finance amongst other things.
